Residential property sales recorded through the MLS® System of the REALTORS®
Association of Grey Bruce Owen Sound remained up from year-ago levels in June 2010.
However, activity has been trending down from levels in more recent months.
Home sales numbered 232 units in June 2010, up seven per cent from the same month last
year. On a seasonally adjusted basis, however, sales have been edging down from the nearrecord
levels reported at the beginning of the year.
The average price of homes sold in June was $222,867, the third highest level on record. It was
an increase of eight per cent from year-ago levels.
“Home sales continued to run at healthy levels in June, but activity has softened in the past few
months,” said Karen Cox, President of the REALTORS® Association of Grey Bruce Owen
Sound. “We’ve also seen a slowdown in the number of new listings coming on stream. This
will help in maintaining a good balance of supply and demand going forward, given that sales
activity has been widely forecast to continue to edge lower in the second half of the year.”
The number of new listings on the Association’s MLS® System fell eight per cent from yearago
levels to 464 units in June 2010. On a seasonally adjusted basis, new listings posted a third
consecutive month-over-month decline in June, and now stand 18 per cent below the highest
level in a decade reached in March.
The dollar value of all home sales in June 2010 was $51.7 million, up 15 per cent on a year-over-
year basis.
Total sales numbered 300 units, nine per cent higher than in June 2009. The total value of all
properties sold in June 2010 was $63.3 million, up 12 per cent from a year earlier.
Active residential listings on the Board’s MLS® System totalled 1,979 units at the end of June
2010, up 12 per cent from the same month in 2009. The number of months of inventory stood
at 8.5 months at the end of June 2010, up slightly from 8.1 months one year ago. The number
of months of inventory is the number of months it would take to sell current inventories at the
